1. Information We Collect

DeedSure collects information necessary to provide property title verification services:

  • Account information: Name, email address, and organisation details provided during registration via ORIS Identity.
  • Property documents: Sale deeds, encumbrance certificates, RTCs, khata certificates, and other documents you upload for verification.
  • Extracted data: Structured information extracted from your documents by our AI models, including party names, property descriptions, and transaction details.
  • Usage data: How you interact with the platform, including pages visited, features used, and processing requests initiated.

2. Sensitive Data Handling

We implement strict controls for sensitive personal information found in property documents:

  • Aadhaar numbers: SHA-256 hashed with organisation-specific salt. Never stored or displayed in plaintext.
  • PAN numbers: AES-256 encrypted via pgcrypto. Never stored or displayed in plaintext.
  • Biometric data: Not collected. Biometric references in documents are flagged but not extracted.

Our AI extraction prompts explicitly instruct redaction of Aadhaar and PAN numbers. A PII scanner verifies no sensitive identifiers exist in extraction output.

3. Data Security

  • Row-Level Security (RLS) enforced on all tenant-scoped database tables, ensuring strict organisation-level data isolation.
  • API keys encrypted at rest using AES-256-GCM.
  • All data transmitted over HTTPS with TLS 1.3.
  • Authentication via ORIS Identity (OAuth2/OIDC) with JWT validation.
  • Rate limiting applied to prevent abuse (100 requests per minute per organisation).

4. How We Use Your Data

  • To provide property title verification and generate Title Intelligence Reports.
  • To improve extraction accuracy through anonymised, aggregated model performance metrics.
  • To send transactional notifications (report ready, task assigned, processing status).
  • To comply with applicable Indian laws and regulations.

We do not sell, rent, or share your personal data or property documents with third parties for marketing purposes.

5. Third-Party AI Processors

Document content is processed through the following AI services for extraction and analysis:

  • Anthropic (Claude models) for document classification, extraction, and report generation.
  • Google (Gemini Vision) for OCR on handwritten and scanned documents.

These processors operate under their respective data processing agreements. Document content is transmitted securely and is not used for model training by these providers under our enterprise agreements.

6. Data Retention

Verification request data, extracted information, and generated reports are retained for the duration of your subscription plus 90 days. You may request deletion of your data at any time by contacting support@meetoris.com.

7. Your Rights

Under the Digital Personal Data Protection Act, 2023 (DPDP Act), you have the right to:

  • Access your personal data held by DeedSure.
  • Request correction of inaccurate data.
  • Request erasure of your data.
  • Withdraw consent for data processing.
  • Nominate an individual to exercise your rights on your behalf.
